The documents for the villa are issued at the (Company name) office on the day the first payment is made. You will be able to sell the villa only after the full payment of the total villa price. The documents for the land are officially issued at the notary after the full payment of the total villa price (in 10 months). The notary is the guarantor of the deal legality. The cost of its services is 1% of the land price. The buyer pays 1% to the notary every time, no matter how many times the land is sold over these 25 years. If you want to sell the villa, your buyer will also pay 1% to the notary.
It is stipulated in the contract that you can renew it for another 30 years. The land will be valued at market price at the time of renewal. According to Indonesian rules, if you refuse to renew the contract after 30 years, then everything located on the land is transferred to the use of the previous land owner.
